New Company Helps Park Developers Fast-Track Decisions – RVBusiness – Breaking RV Industry News
Walden, the outdoor market intelligence firm, has announced the launch of the Land Opportunity Test (LOT) — a fast, data-driven assessment built specifically to evaluate land and outdoor hospitality opportunities, according to a press release.
Designed to answer two essential questions: Will this property support a successful outdoor venture? And what should I build? The LOT delivers a clear opportunity signal for glamping resorts, RV parks, campgrounds and other outdoor stays.
At the center of the report is the LOT Score, a proprietary 0–100 index that summarizes how well a site aligns with six critical factors: site conditions, regional access, outdoor tourism demand, recreation potential, hospitality infrastructure and the competitive landscape.
“When we built Terramor at KOA (Kampgrounds of America), this kind of clarity would’ve saved us months,” said Whitney Scott, Walden co-founder and former CMO of KOA. “This tool gives today’s developers what we didn’t have: a fast, informed way to evaluate land and opportunity.”
The LOT is designed as a cost-effective first step — an early signal that helps developers decide whether a site warrants deeper investment in surveys, design, planning, or feasibility studies.

Each LOT report includes:
- A LOT Score measuring overall site potential
- A ranked list of best-fit development models
- Data from 120-plus public, commercial and proprietary indicators
- Insights drawn from Walden’s structured framework for outdoor success
“Outdoor hospitality is booming, but too many projects start with gut feel and end with regret,” said Joshua Smibert, co-founder of Walden. “The LOT Score flips that. It tells you what the land is suited for, before you pour time and money into the wrong idea.”
The LOT is now available for landowners, developers, operators and investors exploring new outdoor projects, acquisitions, redevelopment or expansion opportunities.
